How Top 10 Luxury Villa Communities in Dubai Rank Beyond Their Valuations

Search for the best villa communities in Dubai and almost every result on the first page is written by an estate agent. They are good on schools, commute times and clubhouses. They say very little about the question that decides what a house will be like to live in: how much of it are you allowed to change? We design villas in five of the communities below, and the answer varies more than most buyers expect. Knight Frank's figures for the first half of 2026 show where the money is going, with 296 sales above ten million dollars and Dubai Hills Estate leading the count. This list adds the part the agents leave out.

How This List Is Ordered

This is not a ranking by price, and the order is ours. Where Knight Frank publishes transaction figures for a community we have used them. For each entry we have added what matters from the design side: what the stock is, and how much of it an owner can realistically change.

1. Emirates Hills

Emirates Hills is where Dubai's idea of the bespoke villa began. Emaar sold it as plots of roughly 12,000 to 58,000 square feet, and buyers built their own houses around the 18-hole Montgomerie golf course. The result is a community of around 600 villas in which no two homes are the same.

That history makes it the most interesting community in the city to design in, and one of the most demanding. As one of Dubai's original master-planned villa communities, much of the work here now is rebuilding or deep renovation, carried out inside guidelines that govern what the street sees. 2. Palm Jumeirah

Palm Jumeirah recorded 50 sales above ten million dollars in the first half of 2026, second only to Dubai Hills Estate. Knight Frank's review of the third quarter of 2025 also showed apartment prices on the Palm up 31 percent on the year.

The design problem here is the sea. Salt air, humidity and direct coastal sun punish the wrong stone, metal and joinery finish within a few years, so specification on the Palm is less forgiving than anywhere inland. 3. Jumeirah Bay Island

Jumeirah Bay Island is a man-made island of about six million square feet, some 500 metres off the Jumeirah coast, developed by Meraas. The Bulgari resort opened there in December 2017, and the island offers custom mansion plots alongside branded residences. In the first half of 2026 it recorded the city's most expensive villa sale, at 76.3 million dollars.

A custom plot means the architecture starts from nothing, which is the best position an owner can be in and the one that asks the most of the design team. Building on an island also brings its own logistics, from material delivery to site access, and those should shape the programme from the first week.

4. Dubai Hills Estate

Dubai Hills Estate was the busiest prime community in the first half of 2026, with 51 sales above ten million dollars. It is newer stock, delivered to a developer specification, and a great deal of the interior work here starts by removing what came with the house.

The constraint is procedural rather than structural. Alterations go through the community's approval process, and a studio that has taken submissions through it before will design around what gets rejected. More on the studio's work there is on our Dubai Hills Estate page.

5. District One, Mohammed Bin Rashid City

District One was launched by Meydan Sobha in January 2014 as an AED 35 billion project. Its centrepiece is the Crystal Lagoon, a seven kilometre stretch of water fringed by 14 kilometres of man-made beaches, with mansions, villas and apartments set around it.

The plot sizes allow genuine architectural planning, and the lagoon changes how a house ought to face. Landscape and interior need to be briefed together from the first drawing. See our District One page.

6. Palm Jebel Ali

Palm Jebel Ali recorded 40 sales above ten million dollars in the first half of 2026, third among Dubai's prime communities. It is the newest of the city's prime addresses, and much of it is still being delivered.

That makes it the one place on this list where an owner can shape the house before it exists. Changing a layout on a drawing costs a fraction of changing it after handover, so for buyers here, the earliest conversation with a design team is the most valuable one. More on our Palm Jebel Ali page.

7. Jumeirah Islands

Jumeirah Islands, developed by Nakheel, groups its villas on 46 small islands in clusters of 16, each surrounded by lakes. There are 736 homes, mostly of four to six bedrooms, and water is as much a part of the plan as land.

The lake is the asset, and the best renovations here start by opening the house towards it and bringing an older interior up to the standard of the setting.

8. Al Barari

Al Barari, in Nad Al Sheba, was founded by Zaal Mohammed Zaal and developed by Al Barari Development Company. Its first phase delivered around 300 villas alongside 34 botanical gardens, which tells you where the priorities lie.

Homes here are landscape-led, and that has consequences inside. Dense planting can raise humidity around the house, which affects material choices and climate control, and the plan has to be organised around views into greenery rather than out to a skyline. 9. Jumeirah Golf Estates

Jumeirah Golf Estates holds more than 1,500 villas, townhouses and apartments across over a dozen communities, set around two Greg Norman-designed courses, Earth and Fire. The Earth course hosts the DP World Tour Championship, the season finale of the DP World Tour.

The range of home types is wider here than in most prime communities, which makes it a practical choice for families. Golf-facing homes reward interiors planned around long green views, and around privacy from the fairway.

10. Jumeirah and La Mer

The Jumeirah coastline is where Dubai's most expensive home of the first half of 2026 sold: a six-bedroom apartment at Aman Residences in Jumeirah Second, for 114.9 million dollars. Nearby, at La Mer, Knight Frank recorded villa prices up 54.7 percent in the year to the third quarter of 2025.

This is beachfront Dubai in its lower-rise form, and coastal specification applies here as much as it does on the Palm. For owners who want the beach without an island, it remains the obvious alternative.

Why the Community Matters More Than the Price

Two villas at the same price can be entirely different projects. One sits on a plot where the house can be rebuilt. The other sits in a development where the structure is fixed and every change goes through an approval queue. Most buyers learn this after they have bought.
